Our Policy

Use of your information and the General Data Protection Regulation

When making a booking at Point Cottages, we require a limited amount of personal information in order to complete your reservation. This includes your name, address, postcode, email address and telephone number. This information will not be shared with any other parties, and it will not be used for marketing purposes.

Check In and Check Out

Check in is from 3pm onwards until 10pm. We are unable to offer an early check in or late check in. Check out is by 9:00am on the day of departure, we do not offer any late check outs, a late check out will incur a fee. Times may vary due to circumstances.

Extra Beds/Number of Guests Policy 

Extra beds/Z-Beds are at a cost of £20 per bed per night and is with prior consent/confirmation from the management. Cots are at a cost of £10 per bed per night and is with prior consent/confirmation from the management. Cots are for 0-2 years. Z-Beds are for 2 years – 12 years. Only certain cottages will allow this service, which the management needs to confirm.

Bringing Own Cot/Bed will still incur charge per bed per night, 0-2 years £10 and 2-12 years £20. Children sleeping in existing beds/room when maximum room threshold is reached, they will incur a charge, 0-2 years £10 and 2-12 years £20. We advise that children have their own beds. Children 12 years and over need to sleep in adult beds. The management reserve the right to refuse entry to the room if they believe that the room occupancy is above the threshold for Fire, Healthy & Safety regulations. The management reserve the right to still charge for reservation in full. The number of people must not exceed the maximum number stipulated on either the website or brochure.

Care of property/Damages

You agree that you should take proper care of the property and its furniture, fittings and effects in or on the property site and leave them in the same clean and tidy condition at the end of the rental period as at the beginning. You will be liable for any cost resulting in damage/breakages which have occurred during your stay for any additional cleaning costs resulting from failure to comply with the foregoing. Any damages need reported to management straight away. Damages will be taken from the card booked with.

Pets

Pets are only allowed with the managements prior approval – there will be a supplement charge. Please use your “doggy bags” to remove any fouling. All dogs must be kept on a leash in communal areas. If a holidaymaker takes a dog to a property that does not allow them or exceeds the stated number/size of pet, the management can refuse to allow the holidaymaker to take possession of the property or make the holidaymaker leave the property before the end of the holiday. If this happens the holidaymaker shall be deemed to have cancelled the booking and shall have no claim for compensation or reimbursement whatsoever.

The holidaymaker is liable for all damage caused by his/her pets. The holidaymaker should remove all traces (inside and out) from the property of pet occupation before final departure. The property owner reserves the right to levy an additional charge for any extra cleaning required after the holidaymaker’s occupancy. The holidaymaker must not allow pets in bedrooms and bathrooms at any time, on beds or on any furniture within the property and pets must not be left alone in the property at any time. If the holidaymaker breaches the clause the property owner or his representative may notify the holidaymaker of the breach and if the holidaymaker continues to breach the clause the property owner or his representative may make the holidaymaker leave the property before the end of the holiday. If this happens the holidaymaker shall be deemed to have cancelled the booking and the holidaymaker shall have no claim for compensation or reimbursement whatsoever.

Cancellation & Deposit Policy

At the time of booking, there is a 20% non-refundable deposit taken. Should the booking be cancelled this is non-refundable/non-transferable.

When bookings are made within 28 days of arrival day, the full amount of the booking must be paid.

The final balance is due 28 days prior to arrival. The management reserve the right to take the final balance from the card booked with if payment is not received. If the final balance is not paid within 28 days of arrival, the management will deem the booking cancelled and guest/booker shall have no claim for compensation or reimbursement whatsoever.

Any bookings cancelled within 28 days the full balance will be taken and is non-refundable/non-transferable.

Any cancellation should be made by email and this will be confirmed by email. Until the email confirmed from the management cancelling the booking, the booking will still be deemed as a booking, this will still be applicable to charges.

Pricing, Cancellations and Amendments

Point Cottages reserves the right to cancel any booking should a system error occur. This includes but is not limited to issues arising from lack of availability, inaccurate pricing, or human error when loading rates and availability into our booking system. When such an issue occurs, Point Cottages will notify the guest with as much notice as possible, and refund any monies paid to the original credit or debit card. In this instance Point Cottages is unable to provide compensation of any kind. Any subsequent price reductions or promotional offers introduced after the booking has been made will not apply retrospectively, and the original quoted amount will still be due.

All rates include VAT at the applicable rate.

Amendment to bookings will incur an administrative fee.

Credit and Debit Card Details

Valid card details must be provided when making a booking, but the card will only be debited in the case of failure to meet our cancellation policy terms, non-payment on departure or damage to and removal of cottage property. Advance purchase bookings are non-refundable and non-transferable.

Complaints

In the event of any reason for complaints, these must be notified promptly to management. We will endeavour to try and rectify any complaint/issue at the time. To make a formal complaint this should be done by email.

Smoking/E-Cigarette Policy

The Cottages are a non-smoking/e-cigarette premises – Charges can be added to Guest Bills for not adhering to the policy. In the event that you are discovered to have been smoking/vaping in any bedroom, a minimum charge of £100.00 will be added to your bedroom account for professional cleaning services.

 

Charging Policy

Charging such devices as vapes/e-cigarettes is not permitted on the premises. This is due to the potential fire risk and because many of these devices have not undergone the strict CE and UKCA approval standards. Due to the risk of lithium battery fires, guests are strictly prohibited from charging the following devices inside cottages or from cottages;

  • Cars
  • E-bikes
  • E-scooters
  • Hoverboards
  • Large battery packs
  • Vape batteries or chargers

If any of these items are found charging in the cottages or from the cottages, management may request they are removed immediately.

Safety

Guests must accept all responsibilities for their own and their children’s safety.

Car Parking

Point Cottages has a car park for residents of the cottages. This is available after 3pm on arrival, we ask you to vacate the car park on your day of departure by 9am. The car park has one allocated space per cottage then two visitor bays that are on a first come first served basis. The management can not accept any responsibility for damage or loss to vehicles or property in this car park. Unauthorised Vehicles will be fined. ANPR CCTV In Operation. No Motorhomes or Caravans are permitted within the car park at anytime. Vehicles are only permitted in the car park and not across the lawns to access cottages.

Personal & Lost Property 

Point Cottages accept no liability for all personal items/valuables left in the cottages.

We accept no responsibility for personal property in the Cottages. Any items of Lost Property found will be held for a period of 7 days, after this point we will then dispose of the item. Any items that do need returned, you as the guest will need to send a self-addressed envelope with relevant postage and the item will be sent back, the items will only be kept for a further 5 days, after this point we will dispose of the item. Items of value we would advise you to arrange a courier service for return.

Laundry Room

This is a shared facility for use by all the cottage guests. Please keep it tidy and clean after use.  When using please ensure that clothes are removed at the end of washing or drying cycle. Please check the filter on the dryer before use. Please don’t leave clothes stored in this area. No washing is to be hung outside cottages.

The Ocean Club, Seahouses – Partnership Programme

  • The use of the facilities are a complimentary service – If the facilities are closed or unavailable there will be no reimbursement or refunds given. There will be no reimbursement or refunds given for any other circumstances.
  • Any extra facilities, classes or treatments will need to be pay The Ocean Club
  • You will need to provide The Ocean Club Reception confirmation of your booking for the dates you are wanting to use the facilities as well as the key fob.
  • The Ocean Club can open and close as they see necessary and you will need to check opening times of the facilities you are wanting to use are available during your stay.
  • You will need to abide by The Ocean Club’s rules and etiquette policy

Maintenance & Refurbishment 

As a continued programme we are continuously trying to improve the services we provide to guests at the Cottages. With these improvements there could be disruption between working hours of 9am – 5pm. We will endeavour to keep disruption to a minimum and focus to try keep works between 9am – 5pm to minimise any impact on your stay with us. In some cases we need to carry out emergency maintenance to the cottages – which may be out of the hours of 9am – 5pm. We will endeavour to have works carried out as quickly as possible with the least amount of disruption.

Gift Vouchers

Gift Vouchers purchased are valid for 12 months from the date of purchase. The voucher must be used in one transaction, it can not be exchanged fully or in part for cash. The voucher can not be extended past the expiry date. All bookings are subject to availability.

General Liability:

Point Cottages will not be liable for failure to provide the service contracted in:

  1. Industrial action by Cottage employees or the employees of a major supplier
  2. Fire, lightening, aircraft impact, explosion, riot, civil commotion, malicious damage, storm, tempest, flood, burst pipes. Earthquake and impact
  3. Breakdown of plant or failure of supply to the cottages by gas, electricity, water supplies etc
  4. Any other circumstances beyond our control i.e. power cuts etc
  5. Emergency works carried out internal or external
